The short version

LG Cleaning and Maintenance is a specialist cleaning contractor headquartered in the North West and operating across the UK. We work on the cleaning that ordinary cleaning companies don’t take on: construction sites at handover, trauma and biohazard scenes, hoarder clearances, void properties, and short-let portfolios at scale.

The work is project-led, often urgent, almost always documented to procurement or insurance standards, and built around the kind of operational discipline that doesn’t come standard in commercial cleaning.

Founder

Sam set up LG Cleaning to do specialist contractor work properly. The work he focuses on — construction handovers, trauma decontamination, hoarder clearances, void properties, short-let portfolios — is work that demands more from a contractor than ordinary cleaning companies are built for. Mobilisation speed, framework readiness, insurance-grade documentation, and the kind of operational discipline that holds up under audit.

Sam is also a partner in Bee2B Cleaning, our sister company, which handles day-to-day workplace cleaning.

If you’re commissioning specialist work, you’re dealing with Sam directly or with a small team that reports to him.

There’s no layer of account managers between you and the person making the operational decisions. The conversation is direct, the relationship is personal, and the operational accountability stays where it belongs.

Single point of contact

Specialist work doesn’t go through a call centre. When you commission LG, you talk to one person, and that person stays with the project from first conversation to final documentation. Procurement officers, loss adjusters, families, and site managers all deal with the same point of contact end-to-end.

Accreditations and compliance

CHAS Advanced. SafeContractor. ISO 9001. Biohazard waste carrier licensing. Full health and safety documentation maintained as a standard part of how the business runs, not retrofitted when a tender requires it. Available on request to any procurement portal in two working days.

Financial stability

Construction has the highest insolvency rate of any UK sector, and specialist cleaning isn’t immune. We’ve set the business up for the long term, with the financials to match. Procurement teams asking for accounts and credit references get them without delay.

Framework-ready from day one

Police forces, housing associations, local authorities, and the larger insurance bodies all commission specialist cleaning through procurement frameworks. Standard prequalification documentation, response templates, and compliance schedules are structured to drop directly into common procurement portals. The framework readiness isn’t something we add to win a tender. It’s how the business runs.

North West HQ, UK-wide operation.

LG Cleaning is headquartered in the North West and operates across the UK. The North West HQ is where the operational base is set, where the team is built around, and where most of our specialist equipment is held. From there, the work travels to wherever it’s needed.

For construction work, that means active project sites across England, Scotland, and Wales. For specialist work — trauma, biohazard, unattended death — that means rapid mobilisation to wherever the call comes in, day or night. For framework work with police forces, housing associations, and local authorities, that means national coverage structured around procurement SLAs.

Currently, our active growth focus is in London for short-let portfolio cleaning. The London capacity is being built around new portfolio relationships throughout 2026. Across the rest of the country, we’re working with construction main contractors, housing associations, councils, insurers, and short-let portfolio operators.

We turn up when we said we would.

The schedule is the schedule. Mobilisation times agreed at the start of the contract are mobilisation times we hit. Construction handovers don’t get pushed because we didn’t arrive. Specialist response calls get answered when they’re made, not when they’re convenient.

Every contract has the documentation pack structured from day one: photographic evidence, methodology records, waste consignment notes, compliance certificates, final reports. Procurement officers, loss adjusters, and case officers don’t have to chase. The work and the paperwork move together.

The work we take on, we take on knowing we can deliver to the standard the situation requires. If a job needs a capability we don’t have or a timeline we can’t meet, we say so at the first conversation rather than at the point we’re already on site. Reputational damage from overpromising costs more than turning the work down.

Trauma scenes, hoarder clearances, void property cleans, and construction handovers all share one thing: the cost of getting them wrong is higher than the cost of getting them right. The team that handles this work is trained for it, equipped for it, documented for it, and unhurried by it. Specialist work doesn’t reward speed at the cost of standards.
